What a Moortown cellar can honestly become
Most rooms on this cell are small and shared. Headroom under original joists, a steep cupboard stair, a party wall with no window, and — on the parades — a pavement hatch that is how the shop still takes deliveries. Typical honest end uses, once dry:
- a through-semi utility / laundry that no longer smells
- storage you can walk into without wellingtons
- a shop stock room that can take cardboard again after a Street Lane downpour
- a small office only if headroom, light, fire escape and the neighbour’s wall actually work — on High Moor / Bentcliffe / Falkland stock, many will not
Shop and flat-over-shop cellars usually stay commercial storage. Making them habitable is a different planning and Building Control conversation from waterproofing, and the hatch in the pavement does not become a window.
Meanwood-edge gritstone cottages (Stainbeck / Stonegate) can be a deeper hole. They are still not Ilkley’s conversion-heavy millstone-grit villas, and they are not Alwoodley Lane rooms with a garden light well. Later Moor Allerton / Queenshill houses often have nothing to convert.
National basement conversion searches are upsell copy only. The money keyword on this domain remains cellar waterproofing Moortown. This cell is not the conversion-heavy one in the cluster.
What the waterproofing survey records for a later conversion
- headroom and whether the only stair is a cupboard flight or a shop hatch
- light: almost none on a through-semi; a pavement light on Street Lane is for the shop, not a living room
- party-wall thickness and neighbour implications — a habitable room on one side of a High Moor semi still sits against someone else’s cellar
- sump location that will not sit under a shower, a hatch landing, or the only remaining cupboard
- membrane laps and channel so a later floor finish sits on the Type C, not through it
- Leeds Building Control: a habitable conversion is a different notice from waterproofing a utility. Moortown is Leeds, same district as Alwoodley — the difference here is access and party wall, not the council. We do not file a Bradford form.
We still do not issue a conversion price from this page. Cost page is waterproofing variables on a tight plot.
Order of work (non-negotiable)
- Stop the water — Type C / tanking a cellar on a Street Lane through-semi.
- Prove it stays dry through wet weather. A Street Lane downpour and combined-sewer surcharge at Moortown Corner are the test, not a dehumidifier for a week after the shop has been pumped out.
- Then talk finishes, light, fire, and whether the room is even worth Building Control as habitable space. Many will not be.
Every CTA on this page books the waterproofing survey. There is no “conversion estimate” button.
FAQs
Can you convert our Street Lane shop cellar as part of the tanking job?
No. Waterproofing first. A shop cellar usually stays a stock room. Habitable conversion is a later, separate set of decisions — planning, fire, and a hatch that is still a delivery opening.
Will Type C stop us finishing a through-semi utility later?
Not if the survey records laps, channel and sump now, and keeps the chamber off the only walking line. That is the point of mentioning conversion on a waterproofing visit. Finishing still does not make a coal hole a bedroom.
Do you need listed-building consent in Moortown?
Typical Street Lane through-semis are not listed. Minority gritstone on the Stainbeck / Stonegate edge can sit closer to older fabric — say so on the form. Habitable conversion is Leeds Building Control, not a Bradford conservation officer, and not an Alwoodley tree-canopy note.
Our house is on Queenshill — can we convert a cellar we do not have?
Many later Moor Allerton / Queenshill houses were built without a traditional cellar. The survey’s first job is to say whether a room exists. We will not invent a conversion.
The neighbour’s cellar is wet. Can we still convert ours?
You can dry your room with Type C while theirs stays wet. A habitable conversion on a party-wall through-semi still has to live with that shared brick. The survey maps it. We do not dry next door unless they book.
Is this a cellar conversion Moortown quote page?
No. This is an upsell note after waterproofing. The button still books a cellar discovery survey.
